About these contracts
The contracts on this page must be used for NZSPA-led property projects without any amendments to the special conditions. They’ve been written to make sure the commercial terms are appropriate for NZSPA-led school property projects.

Construction contracts
You must use NZSPA’s Minor Works Contract for low-value construction projects.
Minor Works Contract (NZSPA-led projects) – template (379 KB, Pdf)
You must use NZSPA’s Medium Works Contract for medium-value construction projects.
Medium works contract (NZSPA-led projects) – template (888 KB, Pdf)
You must use one of NZSPA’s Major Works Contracts for high-value construction projects. There are 2 versions.
- Major Works Contract (build only) based on NZS 3910:2013 with NZSPA special conditions.
- Major Works Contract (design and build) based on NZS 3916:2013 with NZSPA special conditions.

Consultancy services contracts
You should use NZSPA’s Short Form Agreement for Consultant Engagement (SFA) for consultancy services of less than $50,000 and that are low in complexity.

You must use NZSPA’s conditions of contract for consultancy services template for consultancy services:
- greater than $50,000; and
- less than $50,000 but of higher complexity.
